In order to carry out the lease contract, you must have the following documents and data:

  • Certificate of Freedom and Tradition in force.
  • Photocopy of the identification card of lessees, lessors and co-debtors. If any of the parties is a company, it must present the chamber of commerce, labor letter of the policyholder and the documents of the legal representative, who must sign.
  • The start date and duration of the contract to be signed.
  • The number of parking spaces and specify if the property also has one or more storage rooms.
  • Value of the lease fee.
  • Lessor's data and bank account where the lease fee will be deposited.
  • Inform the services of the apartment. That is, water, electricity, gas, among others. In addition, you must specify if there is boiler service.
  • Specify additional agreements between the parties, if any.
  • An inventory of delivery of the property, in which both parties must be present.
  • Authenticate the contract in a notary's office. Both parties must be present.

In case it is done with a lease insurance, the insurer will take care of the whole process.

In order to carry out a promise of purchase - sale, you must have the following documents:

  • Photocopy of the buyer's and seller's identity card.
  • Copy of the deed.
  • Certificate of Freedom and Tradition in force.
  • Payment date agreed between the parties.
  • Form of payment agreed between the parties.

If other agreements were made, such as, sale of furniture or remodeling of the property, these agreements should also be added.

In order to carry out a purchase-sale process, you must have the following documents:

  • Certificate of Freedom and Tradition in force.
  • Copy of the deed.
  • Building management clearance valid for the last month.
  • Paz y salgo of the IDU in force (in some cases the notary's office issues them with the VUR).
  • Last three prediales of the property, previously paid.
  • You must make the notarial payment. You can do it by check or cash. In some cases, it is possible to pay by credit card through PSE.
  • If the property has any type of debt (mortgage, credit, leasing, among others), it must be paid off and registered in the land registry.
  • If the purchase is made with credit, it is necessary to take into account that the processes in each bank have different durations and in many cases last longer than they promise. For this reason, it is important that the promise of purchase - sale has longer terms in order to avoid other dates for the deed.

If the property is urban, the commission is 3% plus VAT on the sale value of the property. If the property is rural, the commission will be 5% plus VAT on the sale value.

  • The cost of charity and registration must be borne by the buyer. This is divided as follows:
  1. Charity: 1% of the value of the sale.
  2. Registration: 1.67% of the sale value
  • If the seller is an individual, the 1% withholding tax must be withheld at source. The expense is assumed by the seller.
  • If the value of the property exceeds 918 million, the buyer must pay an excise tax of 2%.
  • The notary will have other additional expenses, such as the IDU and the Certificates of Freedom and Tradition.
  • Both the buyer and the seller shall bear the notarial costs in equal shares.
  • In summary, for the purchase and sale of the property, the buyer must pay a total of 1.94% of the value of the property, and the seller must pay a total of 1.27% of the value for which the property was sold.
  • As dictated by Colombian law, all services rendered in Colombian territory are subject to VAT tax.

    Cool House will receive on consignment the properties to manage the lease, with prior authorization of the owner. We will charge a fee of 8% per month plus VAT on the rental fee.

    In this way, we will make sure that your property is always in the best conditions, we will repair any damage caused, we will pay the ordinary administration fees of the horizontal property and extraordinary if it is the case (deducted from the rental fee with prior authorization of the owner) and we offer a collective policy of guarantee of fees.

This is an insurance policy that guarantees the payment of the rental fee, administration and utilities for up to 36 months, in case the tenant does not comply with the payment. It will also cover the costs of lawyers and collection, in case it is necessary to go to such instance.

To cover the rental fee, this policy has a cost of 2% plus VAT on the rental fee, and will be charged on a monthly basis. To cover the administration fees not paid by the tenant, the monthly fee is also 2% plus VAT on the rental fee. To cover utilities not paid by the tenant, the fee is 5% plus VAT, from one million and up.
